It is not as though I stay up nights worrying about things like this <g> but....when I see a number like $399,999.99 my first thought is "Who are they kidding?" Are there really people who think that $399,999.99 "looks" like so much less than $400,000? By subtracting one penny from the sale price of something as substantial as a house, it just strikes me as a shallow attempt to mislead the weak-minded.
No offense to the the OP who is far from the only one who plays this silly marketing game. The house is an important historical landmark and I hope that the OP is successful in finding a buyer who will do the property justice.
So now you have my $.02 which will bring the revenue from the sale of the house to $400,000.01.
(Actually, a price like that would generate a certain amount of its own buzz, wouldn't it? I bet I wouldn't be alone in my respect for someone who take such a stand against the "conventional marketing wisdom" and demonstrate a little more faith in his fellow man).

I happened to take a walk through the place a few weeks ago. It needs work from what I could tell. Not major work, but you'll need a whole new kitchen. Plus the mold smell... Blech. I'd pay 150k for the place and that's it. I saw evidence of water damage ariund some of the windows too. The previous owners didn't do a good job taking care of the place and seemed to leave it with a salted earth policy in mind.

What old house DOESN'T smell like mold? That's not the end of the world. It's probably that "body-in-the-basement smell" left over from the Civil War. In that case, just consider it "Ambiance", and include it in the brochures! ;D
